The Challenge

A fire that began in the rear unit of a multi-unit residential property caused extensive damage throughout the structure. In addition to the direct effects of fire, heat, smoke, and soot, firefighting efforts introduced a significant amount of water into the building, creating additional moisture damage that required immediate attention.

The damage affected both interior and exterior components of the property, including the roof, siding, windows, drywall, framing, and surrounding living spaces. What began as a fire in one unit quickly became a complex restoration project involving fire damage repair, water mitigation, structural work, and reconstruction.

Our Approach

The Rebuild With Kent Team was brought in to begin restoring the property and addressing the multiple types of damage caused by the loss.

Our work began with removal of damaged materials and evaluation of the affected areas so the structure could be properly stabilized and prepared for reconstruction. Water mitigation was also performed to address moisture left behind from firefighting efforts and reduce the risk of continued deterioration.

From there, our team began restoring both the exterior and interior of the property.

• New roof installation

• Replacement of damaged siding

• New windows

• Water mitigation following firefighting efforts

• Removal of damaged drywall and interior materials

• New drywall installation

• Structural repairs and reinforcement

• Repairs to fire-, smoke-, and water-damaged areas

• Construction of an additional room within one apartment

• Interior and exterior reconstruction
   

Rebuilding a Multi-Unit Property

Restoring a multi-unit structure after a fire requires careful coordination because damage in one area can affect neighboring units, shared structural components, and common building systems.

Our team worked to address the property as a whole while rebuilding individual affected areas. In addition to restoring damaged portions of the building, the project included adding a new room to one of the apartments to improve the functionality of the space during reconstruction.

Project Status

The Rebuild With Kent Team completed substantial restoration and reconstruction work at the property; however, the contract was ended before the full project scope was completed due to the property owner opting to finish interior repairs on themselves.

​

As a result, this case study reflects the work performed by our team during our involvement with the property rather than representing a fully completed restoration.

The Result

During our involvement, the property progressed from a heavily fire- and water-damaged multi-unit structure toward a stabilized and reconstructed building with major improvements to its roof, siding, windows, structural components, drywall, and apartment layout.

The project demonstrates how a single-unit fire can create extensive damage throughout a multi-family property and why fire restoration often requires a coordinated approach that addresses structural repairs, water mitigation, exterior restoration, and interior reconstruction together.
